Stand-alone buildings offer excellent access, visibility, and control over the immediate environment and allow for expansion. However, they offer little traffic and, therefore, little chance for impulse shopping.
Small strip shopping centers attract customers interested in fast service.
Community shopping centers draw more impulse buyers but are also more expensive.
Large regional shopping centers are the most expensive and draw primarily browsing shoppers.
Neighboring stores have a powerful effect on the success of your location. A shoe salon will do better located next to a clothing store than a hardware store. Some businesses do better surrounded by other, similar stores–restaurants, for example-while others fare better when the competition isn’t close by—-drugstores, for instance.
Make sure to check on visibility. If no one can see your signage, it doesn’t matter if thousands pass by each day.
Check parking availability. If you’re relying on people to drive to your location, try parking your own car nearby People will go someplace else if they can’t park quickly and easily.
A main road with a center mall or median impeding left-hand turns will generate only as much traffic as a one-way street. If traffic moves so fast that slowing down, turning, or parking is dangerous, you’ll lose any advantage from being on a main road.
Corner locations draw traffic from both cross streets, doubling walk-in trade.
Locations near subway and bus stops offer an extra surge in walk-in, convenience-oriented customers.
In the winter there will be more foot traffic on the sunny side of the street–in the summer it will be the opposite.
